Luxury Residential Home Design
Full architectural service is a long-term contractual relationship for design, planning, procurement and construction stage services./ This is the only way to realise a proper architect designed home. Fees are generally based on percentages of the construction cost.
Smaller tasks where you need an architect for expert advice and bespoke solutions. Often representing you through highly complex matters other than a design and construction process. Includes: Planning Observations, daylight analysis consultancy, space- planning workspaces, boundary issues, correspondence with An Bord Pleanala. Etc. Fees are typically based on a once- off agreement following a briefing or consultation. Standard day rates typically apply.
A process of affordable fixed- fee services for initial consultations at your home, video consultations and early stage design and budgeting work. Structured to help you decide if your home renovation idea is feasible and worthwhile.
Surveys, Reports and Property Registration Services
Standard tasks such as property reports, preparation of maps for property registration, retrospective certification, and other work which can be offered to clients systematically, based on a consistent pricing policy.

About DKAD
Diarmuid Kelly graduated from University College Dublin in 2005 and founded DKAD in 2009. The mission of the practice is to design and build architecture which changes lives for the better by giving outstanding value for money from building budgets, and by creating optimal spatial designs for each project. We oversee all aspects of the design and procurement process in your behalf. From the earliest design stages through planning, finding a builder and managing your design team, we provide a complete service, acting as your main point of contact with the project.

Tender and Procurement
We maintain a panel of trusted building contractors with long experience delivering bespoke architect- designed homes. We oversee the process of finding a suitable contractor, agreeing a fair and appropriate price and finalising a construction contract to protect your interests during construction and beyond.

Building Contract Administration
At construction stage, we oversee the construction contract, checking payments, quality and delivery of the design, with the building contractor managing day to day operations onsite.

Building Control, Site Inspection and Certification
We design and oversee the quality and certification framework for your project, acting as Assigned Certifier when required, and visiting the site at appropriate intervals. We issue Architects Opinions on Compliance for the completed building, and liaise with Building Control Authorities on your behalf.

Advice and Consultancy
DKAD architects have a broad skillset dedicated to building design and procurement. This expertise has additional commercial applications including, feasibility assessment of development sites, pre-purchase advice on commercial properties, advice on evolving local government policy and new legislation.

Daylight Analysis and Lighting Design
Our proficiency with Building Information Modelling Software enables us to offer modelling and analysis services at a very high level. We regularly provide expert reports on daylight quality and access for use in the planning and appeals process.

Building Information Modelling
The Architecture and Engineering for Construction sector has widely adopted new technology and working conventions for construction information. We are experienced and expert users of the industry leading Revit BIM software, with well developed templates, libraries and working procedures to maximise the value delivered by this technology to our clients.
