Diarmuid will also host consultations on Sunday 11th May at the Beacon Hotel, Sandyford Dublin 18.

What to Bring and How to Prepare for your Consultation

To get the most out of your one hour consultation it is best to bring as much information as possible- don’t worry if you don’t have drawings, maps or photos to hand; Diarmuid can source a lot of data about your home online during the consultation. A set of about 50 digital photographs (on your phone, paper or a memory stick) showing the whole house and all internal spaces is a good starting point:

  1. Measured drawings showing layouts and sizes of rooms- you may have old drawings from a planning application for example
  2. Aerial photographs of your home from online sources
  3. Bring pictures of houses or rooms that you really like; you may find them in magazines or online. A google image search is always a good starting point
  4. Maps showing the house on its site may have been provided when you bought your home
  5. Estate agents brochures often show basic layouts and rough dimensions of rooms- TIP- if there’s a similar house for sale on your street find the online ad
  6. Measure the rooms yourself and do a rough sketch of the layout

Deciding What You Want

Diarmuid can provide a lot of information on what is physically and legally possible on most sites and in most houses, but your own needs will always provide the starting point of the design process. You don’t have to figure out a possible new layout or even decide if you want to undertake building work at this stage; architectural design starts with the belief that a space can be reinvented and redesigning your home should be an enjoyable and empowering life experience. Architects love to surprise you with seemingly impossible and elegant solutions! So try to think about your needs in their most basic form:

  1. How many people are in the family? How many in five years time?
  2. What do I want to do at home that I can’t do now?
  3. Do I like the external appearance?
  4. What is the best/ worst area of the house? Why?
  5. What is the best/ worst area of the garden? Why?
  6. What scale of work do you want to undertake? Paper and paint can transform how a home feels, but some construction work is usually required to make new activities possible.

What We Do:

DKAD specialises in both luxury, and highly practical domestic additions and refurbishments. We are a design practice, and we never use standard plans. We meet with clients many times over the course of a design process and take time to truly understand their tastes and needs. Whether your budget is small or large, we believe that a tailored solution will always deliver the best value for your home.

  1. Every project goes through its own unique and rigorous design process, from listening to your ideas, through deciding on the right course of action, and choosing fixtures and fittings for the completed building.
  2. We have a consistent and transparent fee policy. Our fees are extremely competitive and more information can be found here.
  3. House plans, sections and elevations for construction can be generated using highly sophisticated “Building Information Modelling” techniques. This is the fastest and most dynamic way to design and manage a building project.
  4. We believe in understanding your needs and communicating our ideas clearly. On average, clients have more than ten hours face to face contact with their architect during the first part of the design stage.
  5. During construction, you will enjoy the comfort and security of a fully administered building contract.
  6. We can provide full architectural service, or specific services.
  7. If you are considering s simple conservatory, a sun room, or kitchen extension you should always have the benefit of architectural advice.
  8. See your project in 3D, as a traditional model, or a sophisticated digital image.

There has never been a better time to procure architectural services; our fees are still at historically low levels, design fees should not be considered an additional cost, but a critical value adding process. It is most important to differentiate between Full Architectural Service and Specific Services or simply contact us.
