Location: Medium- Density 1950’s Local Authority Terrace, Dublin.

Brief:

The clients approached DKAD to advise on the extension and modernisation of a small terraced home which was in need of substantial material renewal. The house was built in the 1950’s and originally measured roughly 50 metres squared. The local area is characterised by tightly packed terraced houses, and a valuable sense of community and place. We chose to respect and respond to the dense nature of the site with a building which would feel hand- made and rooted in its place.

The clients were a couple with a growing family, and they required as much bedroom space as possible. The existing house provided extremely cramped living conditions; it had roughly the same floor area as a modern one- bedroom apartment. DKAD produced a design, and secured planning permission to extend the house to more than twice its previous size.

There were numerous design challenges at planning stage, and at technical design stage; DKAD worked closely with the consulting structural and services engineers to create a design that would add as much space as possible and which could be built in an affordable way.

The clients goals for this project were:
  • To create three bedrooms.
  • To install a bathroom on the first floor.
  • To create utility and storage spaces.
  • To enhance the character of the living space and,
  • To create a new kitchen dining space with a strong relationship to the garden.
  • To replace the heating system, electrical installation, and roof.
  • To install high levels of thermal insulation throughout.

All of these goals were achieved within the tendered price of €115,000.
